Drain advice
As a rule, you're responsible for the drain that serves only your property and sits within your boundary. Once it joins a drain from a neighbouring property, or leaves your boundary, it's usually the water company's responsibility.
If you're not sure, call us. We'll tell you honestly whether it's a job for us or for the water company.
Repeat blockages, slow-draining sinks and toilets, bad smells outside, damp patches, subsidence near the drain run, or rats in the garden can all point to a damaged pipe. A CCTV survey shows exactly what's wrong before anyone digs.
If you're building over, or within 3 metres of, a public or shared sewer, the water company will usually need a build-over agreement. That normally means a CCTV survey before work starts and another when it's finished, to prove the sewer hasn't been damaged.
Most standard home surveys don't look inside the drains. Root ingress, cracked pipes and collapses are common in older properties, and insurers rarely cover defects that existed before you bought. A home buyer drain survey on a typical three-bed semi takes a few hours.
Often, yes. Cracks, displaced joints and root entry can usually be fixed with a resin liner installed from inside the pipe. A collapsed pipe normally needs excavating. We'll confirm the right method from the camera footage.
